All units, including studio units, have an individual bathroom and kitchen. Rent is extremely low. Tenant pays electricity and landlord pays water/sewer/trash. It is a 16-apt building in a small town 17 miles west of the Idaho National Lab and about the same distance east of Crater of Moon National Monument.
The city of Arco is the county seat of Butte County. Total population is about 1000 according to 2010 census. A rural area surrounded by farms and mountains. Arco has a grocery store, a Family Dollar, a hardware store, a post office, five gas stations, four bars, police station, Lost River Medical Center, Bengal Pharmacy, several restaurants, all city and county offices, the school district, the elementary school, junior high and senior high, all within walking distance.
Tenants at Grand Ave include retirees, people on SSI and disability, truck drivers, and novel writers.
Our criteria to select tenants: 1. Show income evidence; 2. No drug related charges in background. Applicants need show a pictured ID and SS card to apply. After receiving these docs, a background check will be done on criminal history (drug history only at this moment).
The move-in cost includes 1. first thirty days rent; 2. application fee $35/adult; 3. initiation fee = 1/3 month rent; 4. refundable deposit = 2/3 month rent. These may or may not be adjusted by 5. utility fee, if landlord pays your electricity; 6. pet rent = $10 first pet/month, $5 second; and 7. furniture fee. Some furniture is available for $10 one-time fee.
