Starbucks, 24 hour gourmet deli and drugstore right around the corner. No on-site parking garage, but local streets have residential parking. Queens Blvd, LIE, and subway (63rd Dr stop/Rego Park, 1/2 hr to Manhattan) are just 1 block away, plus various buses are available. LIRR in neighboring Forest Hills, where Austin St. also has good shops and restaurants.

Your out-of-pocket portion of the rent will be $855. A third roommate using a smaller former dining room space will be giving you $200 toward your monthly check to the landlord of $1055. (Apartment is technically a 2 BDRM/2 bath, and landlord gets two equal checks toward total monthly rent of $2110.) This is a furnished rent-stabilized apartment of nearly 1000 sq ft with lots of windows--Share huge living room with dining area, eat-in kitchen and common halls, yet enjoy your own semi-furnished separate sunny large (approx 12'x18') bedroom with wood floors and a mid-size closet. You're free to enjoy my library as well since it's housed in large bookcases that can't be moved out of your room. Two other large bookcases are empty for your own use. Other furnishings include lighting, custom-made bulletin/wall panels with lots of hooks beneath, and several types of seating. Roommate that is leaving due to moving abroad is happy to offer for free her single bed with mattress, large dresser with six drawers, night table with lamp, floor lamp, plastic drawer unit, small bookcase, coat rack, and a large round table ideal for computer work or eating. You can see some of her items in the photos--if you have your own bed or other furniture you are free to bring them to replace these pieces, and there is plenty of room for a queen-sized bed if you prefer that. You have close access to a big bathroom shared by only one other person in the morning and night hours--you may keep your supplies there, as I keep mine in a bath attached to my bedroom. Take note, you'll be getting the larger bedroom and bathroom!

Heat is included in the rent. Electric, Gas and Cable/Internet/WiFi bills must be split with other 2 residents; the 1/3 portion you use will come to about $80 per month. I cook a lot and keep a fully stocked kitchen. If you like to do the same we can work out sharing food storage, utensils, dishes and appliances.

This 3rd-floor apartment is in a pleasant recently-renovated 1930's 7-story multi-unit brick building with elevators. Not really wheelchair-accessible due to sunken-style lobby. On-site laundry/several outside laundromats. Several gyms in the neighborhood/other recreational facilities nearby, plus 3 parks: Juniper, Forest and Flushing Meadows. Picturesque residential parts of neighborhood make for lovely walking or jogging.

Apartment relatively quiet despite proximity to commercial area. Outside of keeping the noise level down late at night in respect to the neighbors, the walls are pretty thick and we've found that any of us playing TV and music late is fine... between us sound can always be muted/headphones worn if absolute quiet is needed. We like being able to have company over, but since most of the interior furnishings are those of myself, the original tenant, I naturally prefer that gatherings be on the small side and for you and guests to be respectful of the furniture.

You must like, and not be allergic to, cats. As the leaseholder of this apartment for many years, I've let my four friendly cats occupy all its general areas--they are older and well-behaved and are not in the habit of scattering or knocking down anyone's items. I have one bossy cat, so that precludes your bringing in a cat of your own. Yet it's a plus if you're an animal lover, my cats will surely return your affection! You can ultimately elect to keep the cats out of your room-- personally I prefer we have doors left open during the day so natural light can reach the apartment's interior and air can cross-circulate. If you have any concerns about pet hair, I do vac all areas and supply lint rollers. Plus I can supply and regularly vac/launder "cat covers" for your bed. It is important that you too are neat and put away your clothes, that will keep my cats off them! Speaking of neatness, we are all busy people and thus require that you do your share of the common household upkeep and cleaning.

Your room is available January 1st. Option to move in as early as Dec 20th if you prefer. First month's rent and security required prior to move-in. Minimum 6 month stay, longer is preferred. Two months notice if you're moving out. Security cannot be used as final month's rent.

You must be reliable and mature. I'm female and prefer to room with working, non-smoking people. Be ready to provide checkable references, information about your job and recent W-2/pay stubs.
