I am a commercial loan broker direct to many lenders across the United States; conventional and hard money. My offer to you is if you have clients/buyers that need a commercial loan please send them to me; if the loan closes I will pay you a commission. So not only can you sell your property and make money but you can also make money off the financing.
My only requirements is that the LTV be reasonable, the client must be willing to cooperate and fill out paperwork and disclose information, they need to have money to put in themselves(no 100% financing is available) and if we need paperwork on the property they need to have access to that. The most you (the broker, agent or owner)have to do is maybe get the client any paperwork needed on property, I will handle the rest with client.
I have many lenders so terms really depend on the client and the project. Emailing me and asking me terms does not work; lender gives terms after they see client and project information.
