I am purchasing a house and the loan underwriting is requiring an escrow holdback for a couple of repairs that they deem a safety hazard. I need to collect 2 bids for the underwriter before the loan will be approved. The 2 repairs are:

1) UNEVEN FLOORING: there is an area ~4" x 8' where a pony wall used to be. they filled in the gap in flooring with dimensional wood but I need to get it actually patch with hardwood that is at least somewhat match to surrounding wood.

2) HAND RAIL: the hand rail became detached at one of the brackets because it was anchored into drywall. It's a super easy repair but I'm apparently not allowed to do myself; have to hire someone.

As mentioned I need to submit 2 repairs to underwriter. I can provide pics if you want to provide bid via email. otherwise I can meet at the house and show what needs to be done first.
