Hawaii Private Locators LLC (HPL) Hitting the Local Hawaii Real Estate Market..
Honolulu, Hawaii -- Hawaii Private Locators LLC (HPL) is a new company formed locally to provide a unique service to all Hawaii homebuyers: Underground Home Inspections. Currently in the islands, there are only aboveground home inspections or termite inspections available to prospective property owners, but nothing belowground.
Hawaii Private Locators LLC uses sophisticated metal detectors, electromagnetic detectors utilizing radio frequencies and electromagnetic signals, and ground-penetrating radar to sense underground pipes, utility wires, lava tubes, old septic tanks, or other potentially hazardous voids, so homebuyers can be alerted before buying or building. Depending on the soil condition, this technologically advanced equipment might also be able to detect Hawaiian iwi so potential burial grounds will not be disturbed.
At the present time, government and commercial owners have access to these types of underground inspections, but private homebuyers do not. HPL seeks to fill this void, literally, or at least to discover it..... Know before you buy or build!
Once pipes or voids are found, then homebuyers will have the option of hiring a separate potholing or excavation firm to fill the void or dig up the pipe. HPL will consult with an expert in sinkholes and lava tubes. Although HPL always strives to provide excellent service, some underground objects may not be discovered, and the procedure does not claim to be 100 percent accurate. The condition of the soil can affect the accuracy of the results.
HPL will produce printed reports of what its sensing equipment finds underground, as well as video inspection reports of the insides of sewer lines. Underground Inspection Rates are a flat fee of $750 Residential and $1500 Commercial.
There is tremendous need for this type of service and HPL is addressing the need for potential homebuyers who want to be sure of what's underneath the property they're considering purchasing. Its service is protective of the environment, and conscientious homebuyers will want to avoid potential injury or death by having their properties scanned for possible gas lines, high voltage wires, lava tubes or sinkholes, etc.
The company hopes to have a clause inserted in the Honolulu Board of Realtors purchase contract that would give the option for underground home inspections before selling or buying a property.
