Average sand and refinishing job includes:

* Prep floor (i.e. remove carpet, padding, and tack strip, set nails, remove staples, clean, etc.)

* Fill necessary gaps and splits with putty or wood filler

* Sand, scrape, buff, hand sand (to reduce markings) your floors until bare wood is clean and smooth

* Apply stain/sealer manually to ensure a deep and even color

* Finish your floors with 2-3 coats of professional grade polyurethane. You will have your choice of satin/flat, semi gloss, or high gloss finish

* Install new matching shoe molding

* Remove all dust and debris
