I want to buy a house. My fico was 548 (mid score on tri merge), maybe around 610 fico now. I have no foreclosure, but I do have several collection accounts for unpaid credit cards from several years ago. My current financial situation is stable to buy a house, but I cant get a loan due to the low fico and the unpaid credit cards. I have owned a home before which was FHA and was sold in 2004, paid as agreed (not foreclosed or short saled). Im looking for options, but I do want to find a house and location that meet our needs, so if you are a hard money lender, or can purchase a home and do a lease back that will be easiest. if you only have 1 property, its doubtful it would meet what we are looking for, 4+ Bedroom, 2+ bath, 2+ car garage, (strongly prefer rv gate, or wide enough side area to add one), 1600+ sqft, not a corner house property, not on a busy street, not older than 1990 build.
